Construction Management

The Construction Management method assembles the Owner, Construction Manager and Architect to work together during all phases of the project. Wallace & Smith Contractor's expertise and resources can be utilized during all phases of the project to provide the necessary research that will assist in generating the most economical building consistent with the owner's requirements.

The Owner will select a Construction Manager and Architect. Once the "Team" is established, the CM will develop a preliminary control budget. Together the Architect and the Owner will utilize the CM's means and methods experience to control costs throughout the pre-construction phase. The CM will then compile, generate interest and advertise the bid packages as well as administer the bid openings for all trades involved in the construction process.

After the bid openings the CM will review all bids and recommend approval/award of bid packages to the owner.The Owner then contracts directly with all responsible low bidders as prime contractors for each phase of the work i.e. grading; concrete; framing; roofing; plumbing; hvac; electrical; etc.

Due to the fact the Owner contracts directly with all the prime contractors, the CM is able to reduce their fee from that normally charged in the General Contracting delivery method.

During the construction phase the CM will oversee all onsite scheduling; quality control; cost control; activities reporting and represent the Owner regarding all construction related matters.
